Renovating Your Brownstone? Plan HVAC Early

The single biggest way to save money and avoid disruption on comfort is to design the HVAC before the walls close. Here is what to think about, and when.

The Cheapest Time to Add Comfort Is Before the Walls Close

Every brownstone renovation reaches a moment where the walls and ceilings are open, the floors are up, and the building is, briefly, easy to work in. That window is when heating and cooling should go in. Run small-duct or concealed systems then and the lines disappear into the structure with almost no patching. Wait until the plaster and floors are back, and the same system means opening finished surfaces, more labor, and more disruption — often for a worse result.

If comfort matters to you, the most valuable thing you can do is bring HVAC into the conversation early, alongside your architect and GC — not after.

What to Decide Early

System Type & Zoning

High-velocity small-duct, concealed ducted mini-split, or wall-mount — and how many zones. This drives chase locations and ceiling heights. Compare the options →

Condenser Location

Where the outdoor unit lives — rear yard, roof, below parapet — and how it is screened. In a landmark district this needs to be settled with your architect early.

Electrical Capacity

Heat pumps and air handlers need dedicated circuits. Sorting the electrical load while the panel work is happening avoids a second mobilization.

Chases & Routing

Where duct runs and line sets travel between floors. A few inches of planned chase now saves opening a finished wall later.

Air Quality & Ventilation

Tight, renovated homes need fresh air. An ERV and good filtration are far easier to plan in now than to retrofit. More on ERV →

Controls

Thermostat locations and any smart-home integration, wired cleanly while the walls are open.

Where HVAC Fits in the Renovation

On a gut or deep renovation, the HVAC rough-in — the ducts, line sets, and condensate routing that live inside the walls — goes in after framing and rough plumbing and electrical, but before insulation and drywall. Miss that window and the work gets materially harder. The practical rule: have the HVAC approach decided by the time framing is underway, and have the contractor on site for rough-in before anything gets closed up.

How early should I bring in the HVAC contractor?

As soon as the layout is taking shape — ideally during design, before framing. Early input lets us influence chase locations, ceiling heights, and condenser placement while changes are still cheap on paper instead of expensive in the field.

Can you work with my architect and general contractor?

Yes. We give input on load and equipment during design, coordinate our rough-in around the other trades, and handle the HVAC side of any Landmarks submission with your architect. We do not file LPC applications ourselves; that is your architect's role.

I am only doing a partial renovation. Can I still add central air?

Often, yes. Where one floor or area is open, a concealed ducted mini-split can serve it cleanly, and we can plan future phases so the system grows with later work. We will tell you honestly what is practical given what you are opening.

What happens if HVAC gets left until the end?

It still gets done — just at higher cost and more disruption, because lines now have to be routed through finished surfaces. That usually means more visible equipment or more patching. The earlier the plan, the more discreet and affordable the result.
